Want to get rid of your timehsare? Need to raise some extra cash? Don’t spend enough time in your timeshare to make it worth the ongoing fees?

You’re not alone! I’ve been there myself, having owned a place in Florida for several years. It was great and I enjoyed it, but things got tough and we weren’t using it enough, so I decided to sell it. I was fortunate enough to sell it in a week. Here are some tips from my experience that may help you.

The best thing you can do to successfully sell your timeshare in today’s tough market is to price it realistically. Start by researching the most recent actual sales prices for comparable units at your particular resort, and then contact a number of brokers to ask for a pricing estimate. After doing this, you’ll have a pretty decent idea of the pricing range for your unit and resort.

There are plenty of effective and inexpensive ways to advertise your timeshare that won’t cost you an arm and a leg. For example, one of the best palces to advertise is at your resort by posting ads in their newsletter, in the laundry rooms, at the gym, etc. People who are renting at your resort will notice these things and can turn into buyers for your unit.

Contact a broker specializing in timeshare resales. I used this method myself to sell my timeshare in a week. Be sure to only deal with licensed real estate brokers. My advice is to work with an agent that’s on a commission basis and I didn’t want to deal with anybody who wanted money upfront.

Be wary of the con artists out there in the timeshare resale market. As I mentioned, my personal choice was to avoid agents who wanted upfront payment as there’s really no reason that you need to pay anything until your property is sold. Beware of people or companies that offer to buy your timeshare only if you get it appraised first by a particular appraisal company, as this may indicate there’s a kickback going on. I’d treat your timeshare sale just like other real estate and only pay an agent based on a successful sale.
