Home improvement loans can be as simple or as complex as the homeowner chooses to make them, but the primary goals is to help the borrower make life better in and around the house. The world of loans, in general, is made up of two types of loans ? secured and unsecured. Credit card debt is really an unsecured loan.

For secured loans associated with home improvement, home value is the primary collateral. One advantage of home loans is the tax deduction that may be allowed, if the loan is for the homeowner’s primary residence (usually not for rental property, a second home or a vacation residence).

Interest rates on home improvement loans are generally lower than on some other secured loans. Lenders feel the home loan and the home improvement loan is less risky because the bank technically retains partial ownership of the property until the loan is repaid. Home improvement loans are a bit easier to secure than some other loans because the lender also knows that the funds will be used to improve the property and increase its value.

Home Improvement Loans ? What Is It For?

These special loans are meant to help the homeowner remodel or even add new space or features to the residence. Among home improvement, kitchen and bathroom remodeling are the most popular choices and many loans are made specifically for these rooms. But other homeowners choose to put on a new roof, add a garage, or purchase an air compressor with their improvement loans. In most cases, the homeowner and family members will be able to get one of the two major types of loans ? a traditional home improvement loan or an FHA Title I home improvement loan.

In both cases, the borrower must own the property or be in the process of making payments on the home. With traditional home improvement loans, the borrower usually has to provide proof of 20 percent equity or more. This existing value, plus the value of the improvements, will be the collateral. Lenders than take a lien against the property (effectively holding partial ownership).

Federal Housing Authority (FHA) loans are a bit different, in that the United States government is involved in guaranteeing the loan to the bank or other lending institution. Certain luxury improvements, such as swimming pools and decks for entertainment, may not be allowed under FHA rules. The borrower generally does not have to have significant equity in the home to get an FHA loan.

It is always wise to learn as much as possible about home loans and home improvement loans, so that you can ask the right questions and understand the details provided by a lender. This will make the home improvement loan process much less stressful and make the improvement project more enjoyable.

Hidden Tax Deductible Items

Tax deductible items are overlooked on most occasions even if you have someone like me who has been preparing income tax returns for 18 years prepare your taxes. If you are doing them yourself then you definitely need this information.

1. Miles driven for medical related incidences are deductible as an itemized deduction. The rate is $.20 for 2007 and $.19 for 2008. Miles are totaled for doctor visits and hospital visits. Start adding them up and you will be amazed. Think about it on a weekly or monthly basis and then multiply by 52 or 12 respectively.

2. Most know that mortgage interest is deductible but did you know the interest you pay on a 2nd home is also deductible? Savvy tax payers will include their motor home in this deduction if it has a working bathroom and kitchen.

3. Charitable donations are often overlooked since we do this out of the kindness of our hearts. But when it comes tax time sit down and figure these up. Include donations to Deseret Industries and vehicles donated to different foundations.

4. Expenses incurred during a move that is job related are a tax deductible item. Ask your tax preparer about this one as there are certain tests to be satisfied. If you qualify include expenses for transportation and storage of household goods. Also travel including lodging from your old home to your new home is deductible.

5. The alimony deduction is often over looked because many people do not want to think about a painful divorce. The amount rewarded for child support is not deductible though.

6. Student loan interest paid on loans for education is deductible. People often miss this one because a lot of changes take place after graduation and this deduction gets over looked. With rising education costs the student loan interest really adds up.

7. Most of us know that we can deduct our real estate taxes on our home but did you also know the state income taxes withheld from your W-2 are also deductible. Also the state income taxes paid during the year for a prior year should be included as a deduction.

8. You can create a capital loss on your individual tax return by deducting worthless debts. These are loans you have made to family and friends that have not been repaid. Capital losses go nicely against capital gains

9. Losses from business endeavors will be covered in other articles but for the present let me just say do not be timid to take losses on line 12 of your 1040 which arise from self employment. If your venture was intended to turn a profit then you should be taking the deduction.

10. When a family member moves into another home you own often you will forget to report it. The incentive to reporting is that this is a tax deductible item. You can usually create a loss to be reported on your 1040 when these deductions are properly accounted for.

What Is HD DVD? Now What?

“The format war was confusing for buyers,” says a Samsung insider, when talking about Sony Blu Ray format vs. Toshiba/Microsoft’s HD DVD. When the dust settled, 1.3 million consumers had dropped hundreds of dollars on an obsolete machine. Despite being able to play old DVDs and purchase roughly 386 titles on HD DVD, people won’t be able to get any new movies coming out. “Now there are still HD DVD discs that people want to read; but no one wants to write to that format,” the Samsung insider revealed.

Manufacturers like Samsung and Sony are looking to win buyers’ affection with machines that cater to both Blu Ray disc and HD DVD owners.

Best Buy is offering a $50 gift card to people who purchased an HD DVD player or HD DVD Xbox360 unit before February 23rd. The gift cards should all be automatically mailed out by May 1st to “Reward Zone” customers or people who bought warranties. Other customers must call 1-888-BestBuy and have a receipt or credit card information ready, as proof of purchase.

Best Buy offers a trade-in center to scrap the old player, although you will not be getting a particularly good return on your investment. For example, a Toshiba HD XA2 unit, originally priced at $1,000, may fetch you $148.50 and HD DVDs $2.70 each.

We at Amazon.com value our customer relationships more than anything and would like to support customers who purchased these players by offering a credit good for $50 off any products sold by Amazon.com.” Any HD DVD purchase bought before February 23rd is eligible for the refund and the product can be turned in any time before April 9, 2009. It should also be noted that Amazon has consumer-friendly Blu ray sales as well.

What about all those XBOX360 users who hoped HD DVD would make their machines more updated and with better quality? Microsoft hasn’t exactly been bashful about their bitterness and contempt for the Blu Ray disc format.

They’ve at least agreed to offer an XBOX360 firmware upgrade, via the internet, that offers “compatibility improvements” and “additional support for network features.” One can only hope they get with the times and sign on with the winning team, which has been Sony’s Blu Ray DVD.

Another unfortunate thing about the rear-ender scam is the fact that a false medical claim usually follows. The scammer convinces a doctor that they sustained injuries in the crash. What happens is that your insurance pays for their pain and suffering, as well as their medical bills. Sometimes these scammers may even have a medical accomplice who receives a payoff for their cooperation.

– The Good Samaritan Scam: This is the individual that waves you on when you can’t see if traffic is coming. However, they wave you into the path of their partner and they ram right into you. What happens is that it looks like you drove out into traffic, which makes it look like your fault. When the cops arrive, the waver denies they ever waved you on.

How to avoid these scams

First and foremost, you need to be a defensive driver. You have to always stay alert and not always trust those around you. If someone waves you on, don’t trust them. You still need to creep out into the street until you can see. You can wave at them to thank them, but don’t gun it out into traffic. You also need to do everything you can to make sure there is plenty of space between you and the car in front of you. If someone darts out in front of you, you need to slow down just in case.

Furthermore, you should be sure to document everything in case of car accidents. Keep a disposable camera in your car to take pictures of the accident and make sure you listen to what all of the witnesses say to the police. You also want to acquire a copy of the police report when it is available so that you can tell your insurance company about your suspicions. Insurance companies are experienced in stopping scammers, so provide them with everything you have so that you can turn the tables on the scammers.
