What could be better than traveling with freedom?

by Lucas Trottier

I have trouble believing that there is anybody out there in this world who’d prefer not to have the freedom to travel when and where they want. The way you can that only MOR Vacations can offer. Though everybody might like this ideal, who has the monetary insurance (money) to live this way? Not many. Most times, a person’s paycheck is the real dictator in their choice of when and where they may choose a vacation. Whether their job is data entry, or construction, or managing a restaurant. These positions always come with the condition of following a set schedule, or losing your job.

If you ask any life coach, spiritualist, guru, or even psychologist (like James Hillman), the single biggest block most people have, is lack of imagination. This reminds me of a quote by Albert Einstein were he said’ “Imagination is more important than knowledge”. For most people this is the single biggest factor in deciding the limitations of their lives. When someone who works a 9 to 5 job is asked what else they could realistically do to create an income that stems from something their more passionate about, generally they have no answer. In other words they can’t imagine any other way. But the fact is there are other ways with supportive team help like you get with Team Diamond it can be done.

This is really a problem on all levels of life. It both restrains individuals, in terms of their perceived life choices, but it also has serious consequences on the world stage. For instance, most people would agree that they don’t want war to be so pervasive in the world. Yet ask the same people how governments and empires would function without it. The answer you get is always full of holes (there are some exceptional exceptions). The reason for this is most people don’t really workout their imaginations. In fact most people don’t realize the imagination functions like a muscle. So if you’re reading this article, then you’ve heard it said by me anyway, “Flex your imagination regularly and watch the colors of your life increase and vivify.”

What does this have to do with traveling? Well not much, except maybe if you can’t imagine yourself in Manu Picchu, then your probably not going there anytime soon. It does relate to traveling when one wants to, as opposed to when one can. It also has consequences as to where one can travel as well as what circumstances one travels in. In this regard I have a personal belief, one I’ve developed by drawing from many different sources and experiences. It is…… The right of all living things is to fulfill their desires. If you desire to see the great architecture of Europe, then in order for you to be satisfied, you must fulfill that desire. But first you must find a way to get there, as well as eat, and have shelter along the way.

So we come back again to having the monetary insurance (money) to travel when you want, where you want, and how you want. Ultimately it’s up to every individual to figure out for themselves. But there are solutions out there. I really want to push this point, because it has some amazing and wonderful implications. You or anybody else can have the life you want, and travel to wherever you want, whenever you want and in whatever style.

In fact, you or anybody else can simply have the life you want. You only need to find your way to fulfill your desires in a realistic way. I would be happy to tell you a few methods that have been shown to work, so feel free to ask me what I do or check out Team Diamond or MOR Vacations for yourself.

Sincerely Lucas Trottier

How Does MOR Vacations Make Sense in These Tough Times?

by Lucas Trottier

Things can really seem out of hand these days. With big banks getting huge government bailouts, and with almost every consumer good at a higher price then ever before ,how can it be considered a good time to join a travel discount club? While it’s obvious, companies like MOR vacations, are popular because of their incredible discounts, and huge range of savings, but how does the rough economy make the option of getting involved even better? I have an interesting perspective, that not only does it make sense to get involved, it actually is one of the best ways to protect yourself from the current financial crisis. It all has to do with taking charge of your money.

Money is a lot of things to a lot of people, but almost everyone should agree that it ends up giving people the power to chose . The amount of money you have decides everything from what kind of car you drive, to where you and your family are able to live, and how you get to spend your time. Now that’s power. So in general it only makes sense to have an abundance of money. Not for any vane reason, but because it is only then, you can decide exactly what food you want to eat, and where you vacation, or any of the other important choices we make in our lives. Of course money is not happiness, nor is it love. It’s more like a leverage for attaining what you want for yourself.

I tend to think of the passions that we each have, as the real value in our life. One very important way to insure that we can spend the time necessary to pursue our passions is to have enough money. Think about it what other thing can make it certain that you can do what you love to do? What could be more concrete for making sure you can do the things you desire, than knowing without a doubt that you have more than enough money to live with abundance. I call it a self evident truth ,and there aren’t many out there, but the ones that are have the highest importance.

How does MOR Vacations work to create the abundance you need to live the life you want? It works by allowing people to manifest high levels of wealth. It’s really that simple. Now, when I say abundance, keep in mind that not everyone who joins is going to make millions of dollars right away. What will happen is every single person who takes action with the company, will receive back, real wealth ,based on their efforts. This means that like most other things, what you put in, you get out. This is no magic pill that fixes all your life problems at once. It is however, a real business, with a brilliant payment plan, a great product, and a proven track record. It does work. In fact ,if you put in the work the result becomes only a matter of time.

One of the more important questions I often get, is about whether the business is ethical. I really enjoy it when I’m asked that, because it’s a serious concern for me as well. I’m very pleased to say that this company does nothing but improve lives, period. So first consider the product. It is a membership, so there’s no need to produce any sort of material item that might be polluting in it’s creation ,or distribution. Then it makes travel and vacationing more accessible to people who usually can’t afford to go to the amazing destinations, even some right in their own backyards. This is important, because people need to be able to slow down, and really enjoy life, for them to even know what their passions are. Finally it has a huge payout to the people who treat it like a business…….with the consistency and the effort you put into things that you know really mean something.

I am proud to be able to help anybody motivated to improve their financial life for the better, or even just giving them the power to have more and better holidays with their families. I am also proud to be a member of an entire team of people working in cooperation for the same goal. I believe in the idea that anyone, can with right effort, and right choices fulfill their hearts desires. The first step is to be able to take the time to listen, and hear what is in your heart. I would be honored to be able to answer any questions and to help anybody takes some action steps towards achieving just that.

To the best that you can be cheers Lucas Trottier

What can a Collection Company do?

by JR Rooney

What is a collection company?

There are two possibilities.

Some creditors will actually use a separate company name, address, and phone number for their internal collection departments, in order to give the impression of an “outside” agency, on the theory that debtors will take it more seriously. This strategy is generally only used when the debt is recent (under six months delinquent.)

However, most collections activity is performed by a third-party collection company, which are separate from the original creditors, and “work” debts on behalf of various lenders. They may also buy bad debts which have been designated as charge-offs by the original creditor.

This article will spotlight 3rd party collection companies

How do they make money?

3rd party debt collection companies often work on 100% commission, where they only get paid when they recover funds. Collectors are usually paid a small hourly wage plus commissions and/or bonus based on results.

Some agencies also purchase large groups of charged-off bad debts for a small percentage of the face value (amount owed.) After a debt is sold, the debtor now owes the full amount to the purchaser. Since the chances of recovery decrease substantially with time, an agency might only pay 1% – 5% of face value. The agencies’ profits come from the difference between the purchase price and the amounts that are eventually collected.

How do they work?

The basic tools of a collection company are letters and phone calls.

What are the letters like?

The dunning letters are computer-generated, and are often in a standardized series which starts with a non-threating, “reminder” tone, and may progress to ultimatums. The letters are pre-written and sent to many debtors; they are not personal.

The first letter must state that the recipient has the right to dispute the validity of the debt (in writing), and the agency must send some confirmation after verifying it with the original creditor. Collection letters must also contain the statement that they come from a debt collector, and that any information gathered will be used for the purpose of collecting the debt. Collectors are legally prohibited from printing anything on the outside of the envelope which indicates or suggests the nature of the communication. Even the return address must be discreet, so many agencies will just use their company’s initials, or some other nondescript name.

The debtor’s reaction to the letters will affect which letters the agency will select from its repertoire. Cooperation (e.g. making payment arrangements and/or partial payments) may result in letters with a gentler tone. Evasive or hostile reactions from the debtor may result in a more threatening tone.

Collectors attempt to create a sense of urgency, to try and collect the debt within the shortest amount of time. This hopefully will encourage the debtor to prioritize that particular obligation. Deadlines may be set, such as, Pay this amount within 10 days. There may also be threats, such as, …Or we will proceed with further collection attempts. But most of the time, if a debtor fails to meet the deadline, all that will happen is that yet another dunning letter will arrive, making the same basic demand. The & further collection action usually just means more dunning letters.

Collection letters will always persuade the debtor to call the collection company directly on the telephone. If the debtor doesn’t call within 30 days, then a collector will often call the debtor.

What are the phone calls purpose?

Individual phone collectors may be assigned a portfolio of accounts, and spend the majority of the workday, every day, collecting them. The collectors motivation is fueled by constant performance evaluations and personal commission payments. The size of a collector’s own paycheck is dependent upon how much money s/he collects from debtors. Between that factor, and the relentless confrontations, this is a very high-stress job, with high employee turnover.

If a collector calls and reaches someone other than the debtor (e.g. a roommate), s/he is legally prohibited from disclosing the reason for the call. Depending on the state, this may or may not include the debtor’s spouse. If the collector reaches an answering machine or voice mail, s/he will often leave a message, but is prohibited from explaining the reason for the call, since someone besides the debtor might hear it. The standard message goes something like, “I am calling for John Smith. It is very important that you call me back. My name is Joe Schmo, and my number is 1-631-776-8109.” S/he will typically sound rather bored and stilted, with other voices chattering in the background. Collection companies might be required to provide a phone number which is free for the debtor to call. They also may attach their (800) numbers to equipment which instantly identifies and logs the phone number which a debtor is calling from, in order to call the debtor at that number later.

When collecting from a debtor, many collectors (especially those with very little experience) will use an approved collection script. The script will keep the collector within the guidelines of the law. The script will contain a pre-written introduction, demands for payment, and basic responses to debtor stall tactics. If a particular debtor is wasting too much time, without agreeing to pay, the collector will move on to other accounts that want to pay.

Any information obtained will be used for collection purposes. If the debtor gives information about his/her financial situation (e.g. income or current employment, etc.) it will be recorded on the debtors permanent record and used to estimate the probability of a successful collection and/or the advantage of legal action, and so forth.

But what can they actually DO?

If they are working the debt on a contingent bases, they can send some more dunning letters and make some more scripted phone calls.

They can also mark the item as negative with the credit bureaus. If they are working on contingency, they can recommend filing suit, or if they own the account, they can file suit. However, the actual chances or intentions of this are often significantly less than they try to suggest to the debtor.

Collection companies can not legally seize a debtor’s assets, bank accounts, or paycheck unless there has already been a successful lawsuit with a judgment awarded to them.

Collection companies can not legally make any kind of public announcements or disclosures concerning the debt, except to the credit bureaus.

Collection companies can not legally get a debtor fired from his/her job.

Collection companies can not legally engage in any type of physical violence or threats to collect.

Why does the debtor pay?

Often, the reasons include anxiety, guilty conscience, persuasion, and a lack of education of the legal situation. Plus it is the right thing to do.

The debtor may feel guilty and ashamed of being a “deadbeat,” and may perceive a judgment of his/her value as a person.

The debtor may have greatly exaggerated ideas about what collectors are (legally) capable of doing, and may have outdated stereotypes in mind.

The debtor may be in fear by the ferocious, tenacious, demands, from collection companies that may seem so in control. S/he may take it personally, and assume that great individual attention is being given to there case.

Consumers being contacted by collection companies are typically in serious financial difficulty, and under emotional stress about the general situation, so they may be confused and vulnerable.

Some debtors aren’t aware of their legal rights, and feel hopeless.

There are two main things that a collection company can actually do that a debtor should be concerned about. These involve damage to credit reports, and the smaller possibility of a lawsuit.

What about credit reports?

3rd party collection companies have the ability to report a debt to one or more of the credit bureaus, as a “Collection Account,” including the amount, and whether it was paid or Refused to pay. Paying off a collection account will not result in the item being removed from the consumer’s credit reports – it will simply be marked “Paid in full.” Collection companies can report debts that they have purchased as well as debts that they are working on contingency.

Also, a collection company may request a debtor’s credit file, in order to get an idea of his/her general financial situation, and to get an updated address and phone number.

How long do collection accounts last?

Collection accounts are subject to the normal seven-year time limit for appearing on credit reports. As specified in Section 605 of the Fair Credit Reporting Act, this time limit is based on the date of the original delinquency.

What is the probability they will sue the debtor?

If the debt still belongs to the original creditor, a third-party collection company cannot file a lawsuit. But if the balance is large, the debtor is being resistant, and if there are indications that the debtor has vulnerable assets, the agency may send the account back to the creditor with a recommendation to sue. Each creditor has its own criteria for the decision; for example, the amount must be substantial (often $1500 or more, at the very least.)

Collection companies tend to avoid sending too many accounts back, since it suggests that they aren’t very good at collecting. Also, letters and phone calls are much less expensive than going to court.

If a collection company has purchased the debt, then they have the ability to file suit, but in most cases, the debt is likely to be rather old, and the agency doesn’t have much money invested into it.

Fear and intimidation are a collectors cheapest tools, since those things can work much more quickly, cheaply, and efficiently than filing suit.

Suit is certainly brought against many debtors, but not as often as debtors think. There is a big difference between, “Pay up or we will continue with collection action,” compared to an actual Summons And Complaint.

If the debt is substantial and recent, and the debtor appears to be a good target (e.g. reasonable assets or income), a lawsuit is a real possibility. If you are served with legal documents specifying a particular court, hearing date, etc., you should see a qualified attorney immediately. That area is beyond the scope of this FAQ.

How are collection companies regulated?

The most important law is the Fair Debt Collection Practices Act (FDCPA), which places many restrictions on collection activities. The FDCPA only covers third-party collection companies, not original creditors.

Every state has applicable laws regarding such things as telephone harassment.

Who enforces the FDCPA?

The Federal Trade Commission (FTC) oversees the debt collection community, and has the authority to impose fines or other penalties for violations. However, the FTC does not get involved with individual customer accounts. Once they receive a large number of complaints they look for patterns of violations which could then lead to action against a particular collection company.

What if a collection company has bought the debt?

The agency then becomes the creditor for most purposes. The debtor will not be able to make any settlements with the original creditor. The agency might be technically able to file a lawsuit against the debtor, (although this is not likely.)

However, the Federal Trade Commission has issued a Staff Opinion Letter which indicates that, even if a collection company has purchased a debt, it is still covered under the Fair Debt Collection Practices Act as a “third-party debt collector.”

What about the relevant time limits?

The debt does not become some kind of “new” debt just because it was sold. For example, the 7 year credit reporting time limit is still based on the original delinquency date with the original creditor. The statute of limitations for filing lawsuits is also based on that same date. These limits can not be legitimately “reset” by a collection company that has bought the debt.

However, the statute of limitations may possibly be reset if the debtor makes a specific promise to pay, or a partial payment.

Can they do anything after the time limits are up?

Yes. The statute of limitations only covers the filing of lawsuits, and the credit reporting time limit only covers bureau listings. There is no time limit on letters and phone calls.

A collection company that has purchased a bundle of “out-of-statute” debts (where the SOL has already expired, or “run”) is hoping that, either the debtors will feel guilty, or that they won’t be aware of that “out-of-statute” status. But if a particular debtor makes it clear that s/he understands the legal situation, then the collectors are likely to give up and move on to easier targets.

Can collectors call the debtor’s place of employment?

Yes, but there are limitations. For example, they can not legally tell your employer about the debt, or try to have you fired.

Is there any way to make them stop calling?

Yes. According to section 805 of the Fair Debt Collection Practices Act:

“(c) CEASING COMMUNICATION. If a consumer notifies a debt collector in writing that the consumer refuses to pay a debt or that the consumer wishes the debt collector to cease further communication with the consumer, the debt collector shall not communicate further with the consumer with respect to such debt, except —

(1) to advise the consumer that the debt collector’s further efforts are being terminated;

(2) to notify the consumer that the debt collector or creditor may invoke specified remedies which are ordinarily invoked by such debt collector or creditor; or

(3) where applicable, to notify the consumer that the debt collector or creditor intends to invoke a specified remedy.

If such notice from the consumer is made by mail, notification shall be complete upon receipt.”

So the consumer can just send a 3rd party collection company a written notice (preferably citing the FDCPA), ordering them to stop the collection letters and calls, and the agency is legally obligated to comply. The only permissible contact thereafter is to notify the debtor of specific “remedies,” like legal action, but usually the collectors won’t even bother.

If the creditor hasn’t decided on whether or not to file a lawsuit, then that decision may be made at this point, rather than being delayed.

After a “cease and desist” notice from the consumer, the debt may then be returned to the original creditor, passed on to another third-party agency, or simply filed away, depending on the circumstances. The agency may still report the account to the credit bureaus.

Best Post Workout Shake For Fat Loss

by John Alvino

Post-workout nutrition has been an extremely well researched topic in the fitness industry. The studies have shown that ingesting simple carbohydrates with whey protein (in the form of a shake) assist in muscle building, recovery and in body transformation in general.

In fact, these studies have been so convincing that you’ll be hard pressed to find a fitness expert who doesn’t vehemently advocate that all trainees drink this type of post-workout shake immediately after every workout. Let’s step away from the trend for a second and investigate whether or not this is the best protocol for everyone to follow.

In my experience, I have found that post-workout nutrition is very important for the reasons mentioned above. If your goal is to gain weight, these shakes are a great way to consume a lot of “clean” calories at a time when your body is least likely to store these calories as fat.

Following a tough workout, your muscles energy stores will be depleted. Depleted muscles are hungry for replenishment and therefore soak up the majority of calories ingested at this time. This makes less calories available to be directed towards body fat stores.

But we want to burn body fat at the fastest rate possible! Will drinking a sugar laden shake enhance our fat loss efforts? Of course not. To the contrary, I have found that these shakes could be detrimental to your fat burning efforts.

I’ve read all of the research and unfortunately, the research has not been performed on subjects whose primary goal is fat loss. Initially, I experimented with these post workout shakes on myself and my fat loss clients. Their results slowed significantly when clients used these shakes. I’ve got mounds of real world results to prove my assertion that in order to maximize fat burning; you need to lose those high-carb post workout shakes!

So you’re probably asking, “What should my post workout meal consist of?” The answer is simple. Just eat a solid meal! This meal will be structured just like any of your 5-6 daily meals. Be sure to consume this meal within one hour following your workout.

Without fail, you will lose body fat faster with natural, solid food. So if burning body fat rapidly is your goal, forget about using post-workout shakes. Eat a great meal and say goodbye to your body fat.

About the Fast Cash Payday Advance

by Stephanie Moore

If your current pay check is just not sufficient enough to get you through until your next payday, or you have an sudden money emergency, you may find yourself considering the option of taking out a fast cash payday loan to help ease the burden of unexpected expenses that seem to jump out at you from out of nowhere.
Although you may feel a bit dubious about taking out a payday loan, since you have likely heard stories about a few of their customers who landed up in an even more abysmal financial quagmire. But, as with anything involving money especially, one should always take the time to understand what you are signing before you sign on the dotted line. Understanding the realities of assuming a payday loan advance will help you to help yourself take control of your financial difficulties.

Fast cash payday loans were designed for people who have credit issues and find it difficult, if not impossible to get loans from traditional lenders.
In a study undertaken by the Federal Reserve Bank of New York, they found that fast cash payday advance lenders are not exclusively predatory. They do, in fact help those people with poor or no credit, expand their credit options.

Another reason for their criticism is that their compounded interest fees can appear to become outrageous, especially if the original loan continues to be ‘rolled over’, meaning extended, and the repayment cost of your cash advance can become as much or more than the loan itself.
But just take a look at a ‘traditional’ bank credit card situation. Over a period of time your $2000 credit amount owed can easily turn into 10 to15 thousand dollars before you end up paying it all back.

The fact is that payday loans are not meant to be extended for years. These are short-term loans, meant to be repaid within a week or two.
The Community Financial Services Association (CFSA) conducted a survey that showed that nearly 92 percent of Payday loan customers said that the loan was a useful service.

State regulators who regulate the quick cash payday advance industry have reported that they receive an extremely small amount of complaints about these services when one takes into account the amount of times they are used. They also observed that the vast majority of the very people who are supposed to be taken advantage of by payday loans are overwhelmingly satisfied with their experiences

If you need money and think that a payday loan could be the answer, you will find that they are fast, convenient, easy and potentially a god-send to those to people who are otherwise out of options.
Be sure to understand the information provided by payday advance lenders and only use one when it is truly needed. And please, borrow responsibly.

Don’t Let Where You Stand Financially Stop You From Traveling.

by Lucas Trottier

How many people out there, have the time, to really enjoy their relatively short time on this beautiful earth. It is truly most unfortunate that the majority of people spend most of their time either working, or running errands, or worrying, or any other thing, that does not express the joy of simply being alive.. I am here to assure you that it does not need to be that way, that you can actually chose another way to live. It is one of the most incredible realizations that anyone can ever “get”. In fact it is in “getting it” that this concept really holds the validity inherent in it. If you’ve ever read any of my articles, it is clear that I really believe in the idea of taking control of your life. If not for any other reason ,than it is simply the only way to live the life that’s in your heart.

In the process of taking control, there is some misinformation about what that really means, so I’d like to clear up a few things. I think most people have heard of the saying about having the wisdom to change that which we can change, and to accept that which we cannot. To me the misinformation is about the limits of that which we can change. I found that if we really chose to change things, we can do unbelievable things. This is absolutely not fantasy. It is about real and practical specific things that we each can do everyday. It is also not a vein thought. It’s here I come to one of the most important issues to get control of in your life…. that is money. Most of the time when people think of transforming their lives, it’s about many things, but without money or as I call it, monetary insurance, there are some very serious restraints.

So how do you take control of your life, and conversely your money? Well it’s a good idea when tackling a problem, to look to those who have already solved that problem. One thing that’s absolutely universal in the solotion is, owning your own business. Whether your talking about Donald Trump, or Dr. Wayne Dyer, they are the source from which the money they manifest comes from. This also presents an obstacle that really trips up a lot of people…… how to get started? What I did, is buy an affiliateship with an already immensely successful company. This solved most of the initial problems in one clean swoop. It allows you to be completely in charge of your piece of the business ,so you don’t have to worry about getting the product onto the market ,or any of the major hurdles a new company must overcome.

Imagine a company with a great product, that has absolutely no ethical nor environmental issues. It is providing people with literally a lifetime of wonderful experiences, as well as incredible savings. But even more to the point, you get to truly walk the path of financial freedom by helping other do the same. It is such an amazing thing, that by doing so, most people get a new, and deeper appreciation of their own lives. Well, that is the company I work with. It’s name is MOR Vacations but it really about more,… more of what you want in your life. For almost every person that is more time to spend with friends and family, more ability to travel and have adventures, and more security to simply relax. Could it get any better? Of course, it’s as I said ,not fantasy. There is no such thing as a “magic pill” that solves all your problems, and there never will be. However, if you make the choice, and then put in the effort it, will work every time.

I really feel that MOR Vacations is designed to create wealth for as many people as possible, as a fundamental principle of it’s existence. Of course, as I said, it’s still up to every individual to make the effort, to get things going, that will determine their results . But there is one more piece to all of this, and that is Team Diamond. Team Diamond is a group of very successful affiliates ,who, when someone joins the team bend over backwards to insure that the new member has all the tools to be a success. It’s like a cake recipe, as long as you follow the instructions and get the work done you will have a delicious cake to enjoy.

I’d like to really encourage everyone to get active in gaining control of their lives, in anyway they can, and it doesn’t have to be with me and the team I work with by any means. It’s about doing whatever you can, and I assure you there’s tons that you can do. If however, you are interested in MOR Vacations or Team Diamond ,then by all means let us know. We will do whatever we can to answer questions, and hopefully help you achieve your desires. Will Verizon FIOS take over the Cable Companies?

by D.L. Demazzier

In the select markets where Verizon has laid out its fiber optic network, otherwise known as FIOS, more and more cable subscribers have been jumping ship. For almost the same price, Verizon has been offering greater speed and reliability compared to cable.

Cable has battled back in response to the competition by offering free services and other incentives, and they have implemented “boost” and metro ethernet technology. They are aiming to double the speed that they are offering now by creating new and improved technology.

Cable companies would still be able to use their existing infrastructure and lines with the new technology, but would allow for upgraded speed. The cable company’s headquarters houses the new system.

Main complaints of cable customers include the size of the bandwidth. Caps were placed on connections due to sustained high usage over a few hours. Recently, cable companies have undone this, but customers have yet to notice. These caps were targeting people that were abusing their internet by using shareware software.

This afflicted many users, including those with boost service; moreover, trying to get uncapped took a lot of effort and time. Add in the issues cable users may have when other users in there area are utilizing the Internet heavily or when there?s bad weather, and the frustration builds.

Going with FIOS alleviates this strife for most people since bandwidth is not an issue. The Fiber Optic networks that Verizon has laid out are almost limitless compared to the cable companies? coaxial copper networks.

Verizon fell behind with installation due to high demand, but the reliability has been for the most part, above average. The best part about the infrastructure being brand new is that there is little to no service interruption once the service is up and running.

Cable companies should be paying close attention to what Verizon is offering through their FIOS service. Changes need to be made in their infrastructure and the first place to start would be with their outdated copper system. Maybe some good could come of their updates if they bundled the old copper and used it in a recycling program.

Everything You Should Know About Flipping Houses

by Peter Wilson

Real estate has been one of the most preferred and profitable industrial sectors in the last few years. Individuals willing to make it big in real estate have always been coming up with innovative strategies and business policies that enable them to generate staggering amounts of revenue and profits from the deals.

Flipping houses is one such trend in the business of property and real estate which has literally sent the companies gleaming all the way to the bank. This particular concept entails a series of stages which begin with the purchase of an old house which is apparently in need of remodeling and home renovations. The company or individual involved in the purchase then quickly carries out the required renovations and remodeling in a planned and systematic manner. Thereafter the newly done up house is put up for a sale at a much higher, but deserving price.

The Working Principle

So, is the business just all about buying, remodeling and selling? What is it that makes the buyers and sellers flock towards this trade? If it were so easy, how come only a few companies are able to derive maximum benefits out of it?

Well, the catch lies in the expertise and promptness of action. The companies involved in this business are skilled and experienced in performing timesaving and cost-effective home makeovers and remodeling. On the other hand, if the same renovations were to be carried out by a common man, it would incur high expenses and also involve a longer span of time, thereby reducing the profit margins considerably.

Maximize the Profits

When involved in the business of flipping houses, you need to familiarize yourself with the factors and aspects which need consideration, if you intend to earn profits from these ventures.

To begin with, the house in question should be requiring more than an average level of renovations. Only in such a case will the remodeled house seem deserving of a good price, earning the seller a neat profit. Ideally, once the renovations have been made, the flipping house price should be able to pay for its own mortgage and renovation costs, also providing profits at the same time.

Another extremely important factor to keep in view is to ensure correct estimation of the amount of effort involved. If the extent of renovations is underestimated and the actual amount of work goes beyond the expected level, the company or the individual might end up incurring a loss, instead of the ascertained profits.

Is it possible to Negotiate Debt Collection Rates?

My boss wants me to cut costs. Do you think my collection agency will give me a discount?

Yes, many good collection agencies will offer a discount if your company places multiple accounts or the balance is very high or the account is new.

Usually, there are 3 basic rules they follow to determine what rate your company will be charged:

Balance due. If you have a delinquent account totaling $5,000 or more, your company should be able to get a discounted rate.

Age of account. A past due account that is 60 days old has a greater chance of being recovered than a 730 day old account. Collection agencies that get paid based on 100% commission will not have a large incentive to work on older past-due account, much less offer you a discount on them.

Volume discounts. If you have a lot of accounts to collect, you should be able to secure a smaller rate. For example, if your company has 25 past due accounts for $25,000 that are less than one year old, you should get 30 percent to 35 percent off regular rates, unless you entered into a different kind of arrangement.

How do I collect my money?

by JR Rooney

The small claims court cannot collect your money for you, but the clerk or small claims adviser can tell you about some ways to do this yourself. Some just hire a collection company.

For example, you may be able to have the defendant’s wages “garnished.” Meaning the person’s employer voluntarily gives you part of the defendant’s wages each pay day until the debt is paid. To collect your money this way, you must find out where the person works-, be sure to get the name of the company and its full address, including the county. Then, ask the small claims court clerk for a Writ of Execution and fill it out. When the court issues this writ, the sheriff or marshal will deliver it to the debtor’s employer.

If you know where the defendant banks, the small claims clerk can issue a Writ of Execution that the sheriff or marshal takes to the bank. You need to know the name of the bank, the full branch address and the county. The bank will pay you what is owed, if there is enough money in the account.

A Writ of Execution also can be used to “attach” or take certain kinds of personal property, such as stocks, bonds and the contents of a safe deposit box. After this property is collected, it can be sold in order to pay the money that you are owed.

Not all personal property can be taken. The defendant can file a Claim of Exemption to protect the ” necessities of life,” possibly including a house, car, clothes and some wages.

The cost of a Writ of Execution – as well as the amount that the sheriff or marshal charges to deliver the writ – can be added to the amount that the defendant owes you. You also are entitled to interest during the time it takes to collect.

If you do not have the information you need to collect your money, you can make the defendant come to court and answer your questions about wages, the employer’s location, bank account, personal property and real estate. Contact the small claims adviser for information about how to schedule this hearing.

Remember: The judgment is good for 10 years, and you can renew it if you still have not collected the amount you are owed. But, in many cases, the longer you wait, the harder it is to collect the money.
