Finding Cheap Auto Insurance with a Less than Stellar Record

by Amy Nutt

Auto insurance is a topic that deserves a lot of attention specifically because of the fact that auto insurance rates can vary a great deal. They vary depending not only on who you are, but what you have done as well. There are certain groups of people that have higher rates as a baseline and then there are people that have been in accidents or obtained parking tickets for infractions that will have higher rates because the insurance company believes that their actions make them a higher risk.

Well, if you are in the second group, there are many different ways that you can find cheap auto insurance. However, you really do need to commit yourself to the search because it is a search that could take you awhile. Having multiple accidents or tickets and trying to get auto insurance is a lot like trying to get a loan with bad credit. Because your past has not been good, the present is not a place in which your word carries a lot of weight. There are steps that you can take to secure cheap auto insurance, some of them being covered below.

Check the Major Companies

The first thing that you want to do is check the major auto insurance companies that operate in your area. For the most part, these will be national or even in some cases multi-national corporations. While it is true that these companies will often have the cheapest insurance deals, at the same time it is also important that you do not purchase a plan from an auto insurance representative right away, no matter how sweet that plan might feel. If your driving record is marred, there are always going to be companies that try to take advantage of you and the only way that you can possibly find the cheapest auto insurance is to make sure that you shop around.

The reason that checking the major companies first is important is because those prices will give you an idea of what the market is offering for your specific situation. Those prices will allow you to make comparisons later on when you find other deals and therefore gauge all of the offers you find against those that are being offered by companies that are supposed to be the top in their field. Checking the major companies is an important first step towards finding cheap auto insurance with a less than stellar record, but it is not the only step and if you give in before trying everything else out, you might be spending more money than you actually have to.

Check the Internet

The internet has spawned booms in many of the different insurance company industries. The internet has allowed for niche marketing, so instead of very generalized multi-national insurance companies, you can instead choose to deal with a very small insurance company that is focused on covering the specific condition or case that you fit into. While you might not find any good deals from these companies, the chance of you finding an excellent deal from one is a very real chance and one that you need to follow through on rigorously.

If you do find a good deal, you need to make sure that you thoroughly research the company to make sure that it is reputable and reliable. If a deal sounds too good to be true, make sure you are extra suspicious of the source. If you combine this type of minute research with the major company quotes that you already have in hand, you should end up with the best package for the lowest price in your particular driving situation.

The Effects of Taxation on Real Estate

by Rob Viglione

In order for government to function it must collect taxes. We have multiple levels of government – local, state, and federal – each with its own funding requirements. Tax theory suggests the best way to raise revenue is to levy a broad, uniform, and low rate. Not only that, but taxes should avoid hindering productivity, such as taxing income (especially on a progressive scale), which depresses economic activity and provides incentive for avoidance. As far as real estate is concerned, the most relevent taxes fall into two categories: transfer and property taxes. Each has a unique effect on the real estate market, so it’s important to understand the full consequences of policy when making investment decisions.

Generally speaking, higher taxes mean lower property values. Seems fairly intuitive, but what exactly does this mean for a property investor? The National Association of Realtors (NAR) released a study this May quantifying the impacts of marginal increases in both transfer taxes (taxes on the sale/disposal of property) and property taxes (assessed as a % of value). Increasing transfer taxes increases the cost of buying, which drives a percentage of potential buyers out of the market. In California, for example, it is estimated that nearly 80,000 potential buyers would be crowded out of the market by a 1% increase in transfer taxes.

Property taxes are the staple of revenue for local governments, and tend to be the largest non-acquisition cost of ownership. These vary by locality, but in Los Angeles County are 1.25% of assessed property value, charged annually. This translates into hefty recurring bills, especially for new buyers. For instance, 1.25% of $435,000 (the Apr ’08 median home price in Los Angeles County) is $5,438. Per the U.S. Census Bureau’s QuickFacts, 2004 median income for the County was $43,518. Because of the sickly confusing amalgamation of local, sales, state, and federal taxes, let’s just assume a rough 30% net tax on income, which adjusts the median take-home income down to $30,463. On this basis, an inocuous-looking 1.25% property tax translates into 18% of after-tax median income. Granted, income figures were taken from 2004 data and may need upward adjustment, but given modest increases in take home pay over the last four years this is not likely significant.

It’s possible to calculate the correlation between property taxes and home prices. Using the basic finance tool of discounting cash flows, NAR determined that for every $1K property tax increase there is a corresponding $13K reduction in home values. This means there is a 3% reduction in property values for every 0.23% increase in property taxes for a home priced at the median.

When times are good, the economy and asset values are soaring, no one seems to care about government spending hikes. All sorts of noble causes are championed by our noble politicians – everything from education at all costs, to healthcare for everyone – but when the economy turns sour and home prices plummet the inevitable consequence is government deficit. To cover deficits governments must increase taxes now or borrow and increase later. This only further hampers economic recovery. From an investor’s perspective, it’s imperative to understand how government cycles of spend, tax, fall-into-deficit, and tax more impact your bottom line. Keep up to date with your state’s and local municipality’s fiscal condition and anticipate changes to tax policies. Staying ahead of the tax game will give you a sharp advantage over your investor peers, and put you well in front of the pack as far as regular home buyers are concerned.

So you’re planning to open an IRA, i.e. a depository account. This might be a very smart move on your part if you know how to go about making investments with it. By using your IRA to buy and sell assets, you can end up making a lot of money. To those who don’t know how to do this, fret not, we will be covering the uses of IRAs in a later article. For the time being, let this article serve as a basic introduction to the topic, outlining the fundamental points you need to remember when opening an IRA.

Meanwhile, in some instances, an Employer Identification Number, i.e. EIN, may also be required. You will need to specify the type of account you want because depending on the account-type, you may be required to present additional information. For instance, if you plan to open an SEP IRA, you will be required to submit the name of your employer on the contribution agreement. Additionally, you may also want to consider appointing a beneficiary. Although designation is not mandatory when you open the account, it is nonetheless highly advised.

If you’re an employer, or simply self-employed with no other employees, you may be able to become the trustee for your qualified plan. Point to be noted; qualified plans, unlike IRAs, are not subject to mandate with regard to banks and other institutions in fulfilling the role of a trustee or custodian. Hence, with a qualified plan you have free-reign in the sense that you can select as the trustee yourself or another individual. You can also select a group of individuals, i.e. a corporation, or for that matter, you have the option to select a combination of these as well.

However, when founding a qualified plan, remember that you need to go over the investment section of the plan document with great care as it is imperative that you verify that the plan is self-directed. Additionally, you will need to fill out an adoption agreement with respect to your plan document, by inputting information such as the terms for eligibility, vesting, allocations, and so on and so forth.

If you’re an employer, your life becomes a tad easier as you can make use of an IRS-approved prototype or master-plan to establish your qualified plan. Nonetheless, in any case you do have the option of drafting your own plan from scratch. All you need to ensure when writing your plan is that it takes into consideration the IRS Code. Legal Hurricane preperation is important

by Atty Chris Lim

Your insurance company has not forgotten about the damages paid out in previous years. Policy owners in effected coastal and hurricane zone areas have seen rate increases year after year to pay for past losses and payouts for property damages. As a result, now is the time for home and property owners to evaluate their property casualty insurance to assure that they are covered in case of storm damage loss. Historically The worst storms form from August through October.

Take photos and make a list of your personal property – Normally your insurance policy has different coverages for property and personal property damages (i.e. clothes, food, furniture). By taking photos or video of both the internal and external property of your house and taking an inventory of the major items will greatly assist any claim against your insurance carrier.

Be ware of Shrubbery and Trees – Make sure you keep them maintained. trees and shrubbery branches often become trajectories during a storm. They can be a danger to your house and your neighbors.

Take photos immediately after the storm of damages – Again, a photograph or even a short video is worth a thousand words. If you end up in an eventual dispute with your insurance company regarding damages the photos and videos you take right after the storm are normally your best evidence to show that damages occurred.

Keep your important documents in a safe place – Assure sure you have birth certificates, auto titles, deeds, financial documents, and any other important documents. A small lock box, or hand held file carrier can be transported easily and is a safe way to transport documents with you if you are required to evacuate your home.

If you lose power, save all receipts for food, hotels, and other expenses – If you are forced to evacuate your home quickly by authorities as a result of a pending storm; make sure you save your out of pocket expenses for spoiled food, hotel stays, and other expenses for having to leave your home.

Contact your insurance company immediately after the storm – Don’t wait to contact your insurance company to see if you have damages, more then likely the insurance company will be swamped with calls for damages; get inline and contact your insurance carrier to assess your damages.

Keep time for how long it takes you to clean-up. It may reimbursable. – Keep a small notebook and write down your daily expenses for being out of your home. Things such as hotel, gas, and even food receipts may be reimbursable under your policy.

Record the name and date of the insurance adjuster that visited your home. – It is critical when an insurance adjuster visits your home that they have the correct licenses and general liability coverages required for your state.

Make sure the insurance company gives you a claim number – Once you contact your insurance company ask them for a claim number and note the time and date of your call and if possible the person you spoke with on the phone. Keep track of every conversation and keep notes.

Do not sign any documents that say ‘release’ – Do not sign any releases on your claim. Depending on your state statutes, you may have several years to report a claim for damages.

If you feel you have been underpaid on your claim contact a Lawyer, your insurance commissioner, or even a public adjuster if your state allows that specializes in first party contract claims. Insurance companies are in business because they take in more then they pay out, and the first pass of reimbursement for damages may not amount to what you are due under the policy for final damages as a result of your loss

Buying Spanish Property

by Paul Rhodes

Spain is becoming ever popular with people wishing to buy abroad. The ever sunny climate, culture and the many wonderful activities available make it an exciting place to own a property overseas.

The Bay of Biscay has a slightly different climate than anywhere else in Spain due to its location: an Oceanic climate is found here which just means that the summers are not as dry. The beautiful scenery, weather and wonderful events and culture make Spain a fantastic place to live and visit.

You can find all sorts of Spanish property from traditional Spanish homes to modern apartments and resort villas.

The first thing you will need is an NIE which is a tax identifier for Spain and you will need this before you even walk into an estate agents office. You can get this from a local tax office in the area. You will also need this before you open a Spanish bank account.

One of the benefits of purchasing property in Spain is that the large UK high street banks have partners in Spain which makes getting a mortgage to finance your purchase far easier. A 10 percent deposit is payable once the initial contracts are signed by both parties.

Other costs you will needd to consider are VAT and Stamp Duty. Very similar to purchasing property in the United Kingdom

Cardiologists Need to Insist Upon Cardiology Billing Experts

by Carl Mays II

Medical billers and medical billing services are the financial backbone of a medical practice. Practices that do not have the right medical billing expertise in their corner can easily lose more than 20 percent of their practice’s potential revenue.

Medical billing outsourcing is a growing trend that medical practices and facilities are employing to level the playing field with insurance companies. Potential outsourcing options start with individual medical billers working from their home to medical billing services that with thousands of providers.

Medical billing is a highly complex area and it requires experience-based knowledge and expertise to contend with insurance companies. When it comes to cardio billing, the situation gets even more complex. Such complexity can be handled only by a company that is staffed with well trained cardiac billing professionals. The medical billing specialist must be familiar with the specific codes and rules that make up the world of cardiology billing.

As the cost of providing cardiovascular related healthcare services continues to rise, medical institutions and cardiology practices cannot afford to leave revenue uncollected by billing companies or freelancers that are not knowledgeable in cardiovascular billing. It is also important to keep in mind some companies may promote themselves as large cardiology billing service providers but in reality they sub-contract the cardiac billing to freelancers who work from home. Hiring such companies will lead to lost revenue because of the lack of proper process, controls, and training.

One of the major drawbacks of hiring a company that does not specialize in cardiology billing is their lack of familiarity with the procedures and the terminologies used. Even if the medical billing company serves one or two cardiologists, they will lack the depth and breadth of expertise required for successful cardiovascular billing. Moreover if the hired company does not specialize in billing for cardiologists, then they will not have the expertise to effectively appeal denied claims or answer questions raised by the insurance companies.

Good cardio billing requires the ability to track underpayments. This is more complicated than typical medical billing because of the rules around multiple-procedures. This complication often exceeds the capabilities of the billing software used by generalist billing companies. This is a critical failing since proper pursuit of underpayments can increase a cardiologist’s collections by 7 to 10 percent.

The cardiology-driven difficulties of medical billing encompass patient billing also. A cardiologist’s patient balance process is more challenging because most of the balances are quite sizeable. Coupling this with the difficulties of explaining to a patient their complicated Explanation Of Benefits and the cardiovascular terminology on their bills drives the need for patient collection specialists that have a strong expertise in cardiac billing. If patients are not handles with care then cardiologists will see their patient collections fall and their patient complains rise – not a good combination.

The bottom-line: It is not worth the risk for a cardiologist to use a billing company that is not as focused as he or she is on cardiology. Just as a patient should not go to a family doctor for complex cardiovascular diagnostics, a cardiologist should not go to a generalist billing company for medical billing.

How to Get The Attention Of Joint Venture Partners and Mentors

by Stu McLaren

Within this article I want to discuss strategies on how to build relationships with your mentors and possibly future joint venture partners. If you want to be able to eventually work with and learn from these world-class mentors, building a relationship with them is key. What I am going to discuss with you are very easy and cheap – they will cost you nothing – ways to build those relationships with your mentors.

Firstly, this is the clincher. Make sure you write it down in capital letters in bright red marker. Participate. That is the word you have to write down. When given the opportunity, participate.

When I first started, nobody knew me from a fly on the wall. The first time that I went to the John Childers’ Million Dollar Speaker training, he taught me a very important lesson in business. He said, “It’s not what you know or who you know. It’s who knows you.”

What I’m trying to get through to you is to get known. Your mentors will give you opportunities to ‘participate’ so make sure you take advantage of it and they may turn into future joint venture partners.

Here is a few ways you can participate. Give feedback on anything they are asking about. Whether it be feedback on a new project, or answering a question they asked to their email list, give it. Ask them questions. Participate in everything you can. It’s logic – the more you participate, the more they are going to get to know you and, which is very crucial.

This is another one, and so many people underestimate this: Provide testimonials. And I’m not talking about “normal” testimonials either. I’m saying make these testimonials the best testimonials you have ever given, and then send them a picture that they can use.

In fact, send testimonials even when no one has asked for them. Do you know how many times I have done that and then been put up on their websites? This is a strategy that I learned from Alex Mandossian.

When I first got started in this business, every single website I seemed to go to, Alex Mandossian was there giving a testimonial. Do you know how effective that strategy was for him?

It was only later talking to him I found out that by putting up testimonials on other people’s websites he was getting all kinda of leads and business to his own website. This example should show that you really have to learn how to give good testimonials and give them even when they aren’t being asked for.

Being specific and relevant to a measurable benefit is an example of what a good testimonials should include.

A quick example of a good testimonial could be heard from a gentleman who was one of the winners of a testimonials contest for a recent teleseminar of mine. What was so good about it was that he made sure he included his name, where he was calling from and gave a specific benefit that he received from the teleseminar.

When you give good testimonials it will get posted on people’s websites and when you send a picture along with it, it is likely they will also include your website link. By having your information on other people’s websites it will help you generate traffic, which will only benefit your business.

Two, it also helps build the relationship with your mentors/future joint venture partners.

Another strategy is to participate in forums. A lot of people have their own forum or there is all different kinds of forums online on just about every topic.

Seek out forums that you want to participate in, doesn’t matter if you’re in that market or not. You can write about anything you really want in these forums – give lots of tips, resources, content. It is all about getting yourself known.

The other thing I want you to do is read people’s newsletters and scour those newsletters for important and personal insights and details.

Here’s some things you should constantly look for. Any birthdays, whether it be the specific person who writes the newsletter or their wife, husband or even their kids. Look for birth dates and then send them cards or a happy birthday E-mail, or perhaps even an audio postcards.

Anniversary dates is another thing you could look for, or when they are doing big product launches. Find out anything you can by reading their newsletters then use that information to build a relationship with them.

Another suggestion to help build those relationships with your mentors is to look to offer help to them. By just asking the simple question, is there is anything you can do to help them in your business, you will not believe the response you will get.

For example, if you know they have a big even for their business, like a seminar or product launch, you could offer to help specifically with that. By doing this they will know that you’ve been paying attention to their business. Also, you’ll surprise them with your offer and you will stand out from the crowd for doing so.

I’ve sent information that I believe would be of value to my mentors as well. My goal is always to build good relationships with them. These strategies are not rocket science and are so easy to do, just no one does them.

Whatever you find that makes you think they could use, send it to them. I’ve sent articles that I thought they could use, newspaper clippings. Off-line and on-line tools is another thing I look for. Any web links that would help their buisness. All I do once I find something is shoot them an email saying, “Hey, I think this might be of value to you.”

One thing you want to make sure you don’t do is include affiliate links or anything like that. Focus on only sending them information that will be of value to them.

Your focus is on building a relationship and providing value – not making a quick buck. They’ll see right through that and you’ll ruin any chance of a long-term relationship.

The strategies I have listed in this article are all ones I have used and have been able to leverage those efforts into building great relationships with my mentors, and future joint venture partners. From that all different kinds of projects have sprung up with these people. If you just focus on building a foundation with your mentors it is amazing what can come of it.

Cut CO2 Emissions – Install TRVs at Home

by Tal Potishman

Thermostatic Radiator Valves (TRVs) have proven to be a hit seller in the UK in recent years and as such become an important part in fighting global warming. All central heating radiators must be fitted with a TRV, following the amendment to the Building Regulations introduced in 2002. The amendment to the Building Regulations requires TRVs to be fitted on all newly installed domestic radiators. Such new requirement has clearly help the TRV market more than double in volume (from around 3.7 million units sold in 1995 to more than 7.5 million in 2003).

The UK government has set itself challenging targets for the reduction of carbon emissions. Along with the Kyoto agreement, the government intends to lead the way within the western world in terms of reducing the country’s greenhouse gases and environmental impact. The Kyoto protocol refers to emissions of key greenhouse gases that have to be reduced by 12.5% against 1990 levels. Not satisfied with this requirement, the UK government has set a target of 20% reduction against 1990 levels, with a long term highly challenging goal of reducing carbon dioxide emissions by 60% by 2050.

According to Building regulations Part L, central heating engineers must install only A- or B-rated central heating components (such as condensing boilers) that are environmentally friendly and deliver high energy efficiency performance. At current levels, around 400 million tonnes of carbon dioxide emissions are released into the atmosphere every year purely as a result of heating our homes. The total emissions level of the domestic sector is even higher and stands on 535 million tonnes per year.

TRVs help reduce wasted heat by allowing the user to set the desired temperature in each room individually according to their preferences. This way the user can minimize and virtually eliminate energy wastage by heating unused rooms, or providing more heat than is necessary. TRVs have moved forward recently and are now stylish and very effective. Chrome finish designs are very popular now and their fashionable appearance makes them not only useful (by allowing you to set specific temperature in each room) but also aesthetical and classy.

Modern TRVs use a system of liquid filled controls. Unlike the wax-filled valves that were used in the past, the liquid is more sensitive and as such much quicker to react to changes in ambient temperature. This feature makes the liquid filled Thermostatic Radiator Valve better at adjusting the room temperature when there are changes (such as opening the front door).

Just installing a TRV will not in itself save money or reduce carbon emissions. It is important to educate the user or owner of the property on how to take full advantage of the unique benefits of the TRV. Experts estimate that by using the TRV effectively, a typical household can expect to reduce their heating bill by up to 17%, and yet ensure a pleasant temperature around the house.

The TRV market has also benefited from the increase in sale of towel warmers (heated towel rails). Recent estimates put the market size at around 33 million per year, accounting for around 16% of the accessories market. Over one million towel rails are predicted to be sold just this year alone.

Which Reality Tv Shows Match Your Body And Mind?

by Amy Nutt

When you think about reality television, chances are that there are some shows that really appeal to you and other shows that you really just can not stand. This is true for most people when they think about reality television and it is true for them because of the fact that different reality television shows look at different parts of the human condition. Different parts of that condition tend to hold special or otherwise significant meaning for different people and that is exactly why reality television is such a varied landscape. If you are interested in discovering which reality television shows match your body and mind, here are some ways for you to figure that out.

Try to find a common theme

The first thing that you should do when going down the road of this quest is try to find a common theme linking all of these reality television shows together. Make a list of the reality television shows that you like and make a list of the ones that you don?t like. Once you’ve completed both lists, you should have a very good idea from the list of the types of reality TV shows that you like and the types that you hate. Overall, the common theme that you found within the reality TV shows will allow you to determine if future shows that come out are shows that you might enjoy.

Try to find a pleasing format

Just as a different theme of reality television might appeal to you, a particular show format might be what attracts you to the shows in the first place. Consider reality television in the format of a countdown elimination, a one episode per team instance or any other format that reality television producers might come up with and see if the lists of shows that you like and dislike fall into these formats. For most people, the answer is probably going to be somewhere in the middle since formats and themes don?t usually go together, but at the same time you might be able to discover something about yourself through making this type of investigation happen.

Talk to your friends

Talking to your friends is perhaps a thought that had crossed your mind, but if you are like most people then chances are pretty good that you dismissed that thought altogether. This is because while friendship is sometimes predicated on having similar interests, the interests that we do not share are the ones we tend to be most defensive about and for that reason discussing reality television with your friends might be a risky move in your mind. At the same time however, the reactions that you get from your friends and the way in which you deal with those reactions will tell you a lot about your own tastes in this area, which is why talking to your friends about reality television is a very good idea.

Read Online Reviews

The final thing that you’ll want to do in an attempt to figure out which reality shows match your body and mind is to read reviews of those shows online. Online reviews differ from newspaper and magazine reviews in the sense that they are more frequently written from a personal style rather than a professional one and that makes it a lot easier for you to identify with reviews that really speak to you. Oftentimes it is the case that the words you find hard to express find expression through others and that is exactly why reading online reviews is an excellent idea to pursue. Consulting a specialized reality tv casting agency is recommendable as well. Do this along with the other suggestions and you should definitely be able to find your answer.
