Dispute Credit – Avoid This Common Mistake

by Matt Douglas

Disputing negative credit items with the credit bureaus Equifax, Experian, and Transunion can often be a challenge. Many times the bureaus respond to a dispute with a letter indicating they verified the disputed item. Accordingly, you are stuck with the information being reported about you.

Credit bureaus always respond to disputes with a letter where they inform you that you have the right to attach a 100-word statement to your report. Often, people believe this is a good opportunity to explain away their negative information or argue their case.

People often mistakenly use the 100-word statement to explain some situation that led to their bad credit. For example, they may want to justify late payments with the loss of a job or a medical condition.

Be cautious about adding a consumer statement to your credit file.

This “concession” by the credit bureaus is not a concession at all. In fact, the 100-word statement will only make matters worse for you.

People often send in statements like this: “I fell behind on my credit card bills, but I have since caught up. My boss laid me off from my job of 20 years. Even though I could not pay my bills, it was only a temporary situation and now I am current.”

The unexpected loss of employment may sound like a reasonable explanation to be late once or twice on a credit card bill. Plus, I would give that person credit for catching up on her bills and staying current since the bad financial spell.

Credit bureaus interpret a late payment one way. They interpret it as an indication of a bad credit risk.

Instead, the credit bureaus see somebody who isn’t smart enough to have an emergency fund to cover basic minimum payments should something go wrong financially.

Attaching a 100-word statement is really bad for three additional reasons: (1) Such a statement confirms that Yes – you really were late on those payments. (2) The credit bureaus will ignore any future disputes you mail because you already admitted fault. (3) Should you apply for new credit in the future; every creditor will see your candid admission that you are not able to pay your bills during times of emergency – and therefore a bad credit risk.

There is no reason for them to conduct an investigation. Finally, you have put yourself into a category of consumers that potential creditors avoid. Any potential creditor may avoid giving you credit out of fear that you will likewise default on payment should you run into a rough financial patch in the future.

If a creditor does not read your statement, then nobody will. Most applications are reviewed digitally and so the 100-word statement serves no purpose other than a weapon credit bureaus use against you.

Briefly, the 100-word statement is dangerous to your credit file. It serves no good purpose for the consumer whatsoever.

Jumbo Loan Rates Giving You That Losing Feeling?

by Barry Crewse

Do the terms of Jumbo loan rates leave you with jumbo questions? What is a jumbo mortgage, what is it for and who get them. Where did the term jumbo loan come from anyway and are the rates any different than conventional loans?

A jumbo mortgage is just another term for a loan that is larger than what you would consider for a normal loan. Also known as a California loan because of their wide use there years ago to purchase those jumbo homes, they have become know most everywhere due to the recent housing market bubble.

The conventional conforming loan limit of $417,000 (or $625,500 in Alaska and Hawaii) as set by Freddie Mac and Fannie Mae are typical types of loans and jumbo loans are those that are above this range however, the recent economic stimulus package temporarily increases the conforming limit to $729,750 until December 31, 2008.

Jumbo mortgages are the types of loans associated with exceptionally high priced homes and, subsequently, also carry higher interest rates. Jumbo loan rates differ from traditional home mortgages only due to the amount borrowed to purchase the home. Jumbo mortgages are facing higher rates and getting harder to obtain. A mortgage interest calculator can help you determine the total cost of these type of loans.

Jumbo type loans are typically made to people with higher income brackets, good credit and good assets. These are usually people who have owned homes before, and are considered good credit risks.

There are any different types of jumbo loans just as there are with smaller loans. They can be adjustable, fixed rate and hybrids and the loan to value rate can be as high as 100% depending on your financial situation and credit rating. Consequently Jumbo loan rates can vary widely based on what type of loan you are getting.

Loan rates have declined considerably over the years so will you get stuck with a jumbo size interest rate on that jumbo loan. Rates have declined but most likely the answer is still going to be yes. Using a mortgage interest calculator can give you the answer quickly

Jumbo loan rates can typically run anywhere in the range of .125% to .75% and sometime higher depending on the terms of the loan. Although higher in term of interest paid, those who purchase a jumbo loan can typically absorb that cost. Most prefer putting down a larger down payment when getting their home loans which saves them a great deal of money.

Jumbo loan rates can be confusing and your best bet is the use of a mortgage interest calculator you can find free to use online. This will give you the best information you need to decide if this type of loan is best for you.

Household Chores for a Healthy Back

by Dr. David Fishkin, DC, MPH

This is your back, and I demand you quit cleaning your house. You are just not being kind to me! Could you hire housekeepers starting tomorrow? No? Not in this lifetime? Well then at least follow these healthy back tips for household cleaning.

Dishes/counter: Try to adjust your level at the counter to where it is approximately at belt level. As you stand there leaning slightly forward with your arms extended either cutting or washing there is a great stress placed on the lower spine. To relieve this stress, either put rest one leg upon a stepstool, or open up a cabinet door a prop up on the ledge. Of course, in a perfect world, adjust the height of your working surfaces to fit your body next time you re-do your kitchen. Make the height of the working surfaces to the bottom of your elbows when they are bent and shrugged up.

Vacuuming: Unless you have a roomba, you will benefit from learning to vacuum in a manner that your back will tolerate. Instead of pushing and pulling quickly, twisting your back, take your time. Extend your arm and if you take a step forward and back, you can rotate full body. Just be aware of that twisting and extending, and avoid it as you go.

Tub scrubbing: You kneel down, maybe with a cushion to protect your knees, but your back is screaming for protection. Do not lean over the tub and again reach inside. Outstretched arms = strain on the back. Get inside the tub instead.

Cleaning the fan: or painting the ceiling. Reaching again, up above with outstretched arms. Arching your back increases the pressure. Choose a tall ladder that is the appropriate height for the job you are doing.

Laundry time: Stop carrying the dirty laundry in a basket down a flight of stairs. Many reasons to avoid this: #1 You cannot see your feet and risk falling. Your back will hate you if you do that. #2 Your arms are outstretched increasing your back pressure. #3 You may tend to sway your back, adding undue pressure. Instead, toss them in a bag and let it roll down the stairs. It’s ok to bring the laundry back upstairs in a basket if you must, because it is not as painful falling up the stairs facing them as it is facing down the stairs and falling backward or forward and downward.

Lifting: I KNOW you know not to bend over. But contrary to popular belief, bending both knees, the squat. This moves your center of gravity to the front, leaves you out of balance, and stretching out the arms again to strain your back. Instead, a good chiropractor will tell you to kneel on one knee with the other one bent, and then raise yourself and your load up.

Just a few adjustments to avoid those chiropractic adjustments.

How to Find Recipes for Your Mom Blog

by Arika Lewis

If you’re like many mom bloggers, you may run out of things to talk about on occasion. Or maybe you just get tired and don’t feel like chatting some days, but you know you need an active blog if you’re going to make money — and many bloggers rely on their blog income to feed their families. So, how do you attract more readers and the search engines to your blog on a daily basis? Easy! Add a recipe of the day to keep your blog fresh and tasty. But, where do you find recipes that you can use? Before I tell you the answer, let’s get the legal stuff out of the way.

To keep from breaking the copyright laws and getting yourself in a bit of trouble, you can not just copy and paste recipes or type them in. They are not public domain. Both collections of recipes and recipe instructions may be copyrighted. I recommend that you search google for “recipe copyright” to read the full scoop. But suffice it to say, you can’t just use other people’s recipes legally. You have to use other methods.

So, what are the other ways to find recipes that you can use?

Your Very Own Recipes

Do you have recipes that you make for your family? It could be meatloaf with a special ingredient or salsa with a twist. Take a look at all of the meals that you have personally invented (or altered).

If so, type them into your blog. They are yours to do with as you wish. Anything that you pull directly from your own head — is free to use on your blog.

Friends & Family

Does your mother have a special chili recipe that everyone loves? Ooh, and that spicy dip that your sister always brings to football parties.

Look around the Thanksgiving dinner table and ask everyone to share their recipes. Then, start asking your friends, neighbors and co-workers.

Hire a Writer

The second way to get recipes for your blog is to hire a writer. You can usually find a ghostwriter who will create recipes for your blog. If you don’t want to look for a ghostwriter, hit up the local culinary school and see if you can find a foodie who is looking to make some money on the side. Hire that person to type in his/her favorite recipes and you’ll be set.

PLR Recipes

And, last, but not least… my favorite way to get recipes for your mom blog is to get PLR (or private label rights) recipes. Why is this my favorite? Easy.

You don’t have to write the recipes yourself.

You don’t have to pay the big bucks for a writer.

You can change the recipes as much or as little as you’d like.

You can split them up and add them to multiple blogs. You can pretty much do whatever you’d like with them to create a product, freebie or something else.

You can get tons of recipes for cheap. Some PLR memberships sell them for less than $1 per recipe.

Of course, every PLR site has its own rules so be sure to read them before you buy.

One last piece of advice: Be sure to edit your PLR recipes so they are different than everyone else’s. You can do this by:

Change the directions slightly.

Change the title.

Add a little something to it – i.e. suggestion of foods or drinks that would go well with the recipe.

You now know just how simple it is to add a “recipe of the day” to your blog. I hope you get started right away so your blog bring in some hungry readers.

Adware Is Invading Your Workplace Find Out Why!

by RC George

Having computers consistently crash is a definite hassle, particularly if you have taken steps to keep such an event from happening. Even if you do use the information technology department, you may still experience this kind of problem with the computer crashing repeatedly. Presumably, a password system on a previously clean computer should keep out many intruders.

Following that, the programs which are vital to running the business, and the ones that the owner needs are uploaded, and checked over to make sure they do not include any bogus programs. Further, access to the internet should be curbed to stall the downloading or connecting of programs that can cause havoc in the computer system.

By ensuring that the company’s email and networks are the only ones that can be opened by the employees, this practice actually helps make sure that employees are working during their time at the office, and not just playing around.

Many employees have discovered that it is nearly impossible to have complete success in the area of stopping computer chatting and downloading on company time, however. While that remains true, what you truly need to focus your attention on is spyware, a major problem in the cyber industry.

The internet and computer industry boom saw a rise of the spyware problem, not surprisingly, as there will always be those who seek to destroy a positive with a negative. Occasionally, the negative will become so very popular that many individuals will start choosing to engage in these negative actions.

With spyware being so easily undetected by the computer owners until the otherwise functioning system stops working, there is no doubt about the brilliance of the spyware masters, just as there is no doubt about their evilness.

There is nothing right at all with collecting information about users without their consent and that wrong thing is what spyware is all about. It is an invasion of privacy in the first place and a totally destructive tool next but then again it is proliferating.

Along with spyware, adware is a type of nuisance where online popups trigger materials to be downloaded into your system no matter what you type or press in the popup box. Unfortunately, the best outcome you can truly hope for is that the people who have specialize in this type of harm will be tracked down and forced to quit their crimes. Many people are duped because these illegal programs came along with a legal service or program that they were purchasing.

Even the adware spyware removal products that you can purchase are not guaranteed to be one hundred percent useful against adware or spyware. A large percentage of adware spyware removal programs are actually cons that are spyware in actuality. Research of the potential adware spyware removal program is key, and if you find a program that truly works, stay with that adware spyware removal program, because they are very rare.

Don’t Get Caught Off Guard By Your Credit Report

by Steven J. Talrechi

Many people are nervous about the very phrase “credit report”, since so many of us are dealing with situations which are causing our credit scores to decline. A lot of people just jump into credit cards without really thinking things through and take the same approach to their spending – by the time a credit report is needed, they may have seriously damaged their credit rating! Every time you use your credit card, it can affect your credit score. Your credit report will have a big impact on many of the important steps you will need to take in life; buying a car, a home, in some cases even trying to get a new job.

To positively affect your credit report and ensure that the image it displays of your financial situation is a bright one, you need to know how your credit report may be impacted by your actions. Whenever you apply for a credit card or loan, this will show up in your credit report, whether you are approved or denied.

If you miss a payment, for instance, your credit card company or lender will report this to the credit reporting agencies and this will show up in your credit report. This also happens when you make your payments on time; which should be a powerful incentive to always make your payment sin a timely fashion. Your credit report is affected by whether you make the minimum payments or always pay off your credit card in full.

If you follow a few basic rules, you can certainly apply for that new credit card or take out a loan. Just keep these things in mind before you apply:

– Be sure to find out how this will affect your credit report. If there is something in the terms and conditions which you do not understand – interest rate, late payment rules, defaults and other important things about being a cardholder, you might want to think twice about doing anything which could affect your credit score negatively. Having a credit card means having to be very responsible.

– Before you take out a loan or a credit card, make sure that you are financially stable enough to handle the payments. While it may seem easy to take a loan out when you are hurting financially, what will you do when the first payment is due a month later? If you cannot afford the payments reasonably well, you should not be requesting the money.

– Keep in mind that the terms and conditions, along with the interest rates vary from card to card and loan to loan. If you are considering taking out a loan or applying for a credit card, shop around for the best deal you can find. Definitely do not just take the first offer that comes your way; look around and keep yourself open for the best deal. Each card is different and shopping around for one which meets your needs and your budget is essential.

Overcoming Inappropriate Competition in the Workplace

by Avery Henderson, Ph.D., M.P.H.

When used appropriately, competition raises the bar for the quality of goods and services, as well as the skill levels of employees. However, inappropriate uses of competition can result in turf wars, budget fights, incentive programs that reward only a few, destroyed interpersonal relationships, low morale and productivity, and needless conflicts. Many leaders, managers and employees, who are otherwise affable, reasonable, peaceful people, buy into the competitive WIN/LOSE paradigm without questioning its true effects.

The Game

In my leadership, teambuilding, and conflict resolution training for organizations, we play a game early in the session. I separate people into two similar-sized groups and say that the goal is “to get as many points as possible.” After describing the rules, I send the groups away to strategize. When the groups return, in 99% of the time, the game will be played competitively between the two groups. While trying to score points, they use valuable resources to block the other group from scoring. The usual outcome is one group’s claiming victory and bragging how they are “number one.”

When I ask what the goal was, the most prevalent answer is “for our team to win the game.” Others answer that they wanted “to prevent the other team from scoring” and “to maximize our dominance.” I reiterate the goal–“It is simply to get as many points as possible”–and reveal that there are 100 points possible. One by one, as they realize some of their resources were squandered keeping the other group down, each participant gets the “AHA!” Collectively, they realize how they automatically assumed a competitive paradigm to play the game against the other group.

Because of the division into two groups, they automatically assumed the groups were “teams.” The competitive paradigm is so ingrained in our thought processes that the division into groups is enough to skew what is being asked.

Implications for the Workplace

In my training sessions, I ask participants, “Who here likes to lose?” As expected, no one raises a hand. If no one likes to lose, why do we insist upon the inevitable win/lose scenario in many workplace situations? Would harmony and cooperation serve the organization better than constant competition?

Let’s take the paradigm of competition into the arena of conflict. Conflict is inevitable most days of our lives because of differences in personal preferences, cultural backgrounds, and life experiences. But there is a better way to deal with conflict than imposing the “someone has to lose and it ain’t gonna be me” paradigm

In his popular book entitled, Seven Habits of Highly Effective People, Stephen Covey describes three principles for interpersonal success that apply especially to conflict:

(1) Think Win/Win (mutual benefit in all human interactions)

(2) Seek First to Understand, and then to be Understood (empathic listening)

(3) Synergize (working together cooperatively resulting in a total effect that is greater than the individual effects).

When parties involved in conflict aim for a Win/Win outcome, listen to the other parties involved and empathize with them, and then cooperate, collaborate and figure out solutions that meet everyone’s needs, relationships are built and solidified, not destroyed. As trusting, cooperative relationships grow, conflict becomes less threatening and peaceful conflict resolution becomes possible and leads to developing high performing workplace teams.

Of course, no alternative approach is going to totally get rid of conflict in the workplace. Diversity and disagreement are important, and conflict may be an opportunity for developing creative solutions. Additionally, competition is very real when careers and promotions within an organization are being considered. So what’s a good approach?

The answer lies in understanding and systemically embracing the concept of “coopetition,” appropriate cooperation and sharing of information and resources between competing individuals and even between organizations. Coopetition is a key to the growth and the raising of standards in organizations, companies, industries and their associations.

Although many associations have practiced coopetition for a long time, the term itself is relatively new and needs wider recognition and acceptance as a workplace concept. Coopetition is based on the principle of the individual’s having the betterment of the team and the organization at heart rather than self-promotion. How well a person fosters teamwork, serves internal and external customers, problem solves, and helps to meet the organization’s goals become an important measuring stick for career promotions. Once it is accepted, promoted and utilized by management as an important part of the organizational culture, employees will get the message and their behavior will follow. Role modeling by management is critical to the success of this concept.

By embracing and promoting coopetition, along with cooperation, collaboration, synergistic problem solving, and creativity, an organization can overcome inappropriate competition in the workplace. The creative energy unleashed in the resulting cooperative teamwork can have a dramatic positive effect on interpersonal relationships, customer service, morale, productivity and the bottom line, and that will make everyone in the organization happy!

Did You Find What You Need To Know About Background Check?

by Ras Reed

Some of the most elaborate frauds these days are done on the Internet. Knowing that companies do background checks on new employees, many even go online to and attempt to falsify previous records that exist about them. Pity they would go to all that trouble to remain criminal rather than take the time and effort to build a truly veracious future.

When a man needs a job, he’ll do anything. He’ll change his name, falsify records, and even outright steal. He’s worse when he’s desperate. You who are about to employ him might be able to tell by his spookiness and the way he fidgets. Otherwise, you will have to rely on the results of a background check to confirm your doubts – that he’s wrong for your business.

Background investigations and privacy laws are like checks and balances. On one side, the background checks help a company to verify the claims of their new staff before they get too deep into the company system. On the other hand, the privacy laws see to it that the data collected from this practice is not usurped. True, things still go wrong, but at least there are measures in place to control them.

While carrying out a background check on anyone at all, you must be conversant with state laws regarding the undertaking. Because of litigations that could emerge from wrongdoings in this, you will have to advise your own people, or the PIs you might hire on what steps to take as they go about their duties.

References is one of the basic requirement applicants present to their employers in the course of background check. It is a form of attestation from people that the applicant is the rightful owner of the credentials presented. They equally attest to the person’s impeccable character.

With the invention of online background check, it is nearly impossible to conceal any secret. It is possible to get detailed information about people and event without waste of time. Even though you might spend some money it is worth it.

Now after thorough examinations have been conducted with very rigid rules, the interviews that follow for those who qualify and even more methodical. Digital marketing for the modern world.

by James Collett

Mobile phone marketing, otherwise known as SMS marketing, is the modern evolution of direct marketing. Direct marketing has always been chosen by companies as a specialized and focused method of reaching new consumers and, with the rise of mobiles, SMS marketing has risen in popularity. Mobile marketing is perhaps best defined as the practice of marketing products and services using digital distribution channels to reach consumers in a quick, appropriate, personal and cost-effective way.

The most common example of digital marketing is SMS marketing, which has expanded very quickly in Europe and Asia. It is estimated that several hundred million marketing messages are sent via SMS every month in Europe alone. SMS stands for ‘short message service’ and is a communication form unique to cells where a short message can be quickly sent to any mobile phone holder. As well as sending material to customers, advertisers can often encourage customers to participate in marketing and brand exposure campaigns by encouraging customers to SMS a specific number at an event in order to enter a competition, to receive a gift or to have their text displayed on a multimedia wall at an event. All of these techniques engages the customer through the medium of SMS and creates brand awareness.

There are a variety of other examples of digital marketing. One example is sending messages via MMS, which is a multimedia version of SMS, allowing consumers to receive messages with color, pictures and video. There is also mobile web marketing, where brands advertise marketing goals through websites accessed by mobiles. Promoters often make innovative use of SMS marketing such as location-based services where consumers are offered specific marketing and other network-related information and promotional material based on their whereabouts. With the range of methods and options available to promoters, it is to be expected that a recent marketing survey found that 89% of major brands planned to market their products through digital marketing by the end of 2008.

SMS marketing is an example of what is known within the industry as “push” marketing. The idea behind push marketing is that that the marketer has to send (push) the information to the consumer in order for the material to be received. This is different to “pull” marketing, a passive form of promotion, where it is customers who seek out the material from sources such as websites or blogs.

There are many positives to SMS marketing. Primarily, the attraction is that this method of advertising can be personalized to the subscriber. This is the ideal in marketing as it means getting the message specifically to the group it’s aimed at, rather than wasting money on an broad campaign. The specificity allowed by this type of advertising, which results in a more economical campaign, is one example why a high return on investment is possible with SMS marketing. Another advantage of SMS marketing is the detailed tracking and reporting of recipients it permits. Through this medium, promoters can track how many users viewed their material and also access detailed information about each user such as their name, their age, their demographic and where they’re located. This permits a promoter to raise profiles of their users; information which then guides future promotional campaigns and, ideally, their success.

It is noted in the industry that push marketing, of which digital marketing is a form, can help drive new revenue and brand reinforcement if it is used correctly and appropriately. This is because it makes customers aware of new additions that they may not know to enquire about already and the way the material is phrased, and even the fact that the material is being delivered by a contemporary, hip medium such as SMS, can say a great deal about a brand and a business.

There are, however, some negatives to SMS marketing. Inherently, it needs a mechanism – the mobile – to be able to send content. The company, as well, needs to make use of specialized technology and applications in order to send the information to customers, which can equal sizeable costs. Another downside is the fact that SMS marketing is heavily regulated by the telecommunications industry in response to public disquiet about what information and advertising they get shown. Most Western countries have laws in place that compel companies to gain the consent of customers before promotional content is received by them and must clearly give them with an ‘opt out’ option if they want to stop receiving content. If marketers are discovered to be in violation of these laws, network providers can block marketing material by companies.

As mobile technology grows, digital marketing will certainly continue to increase in importance.
