How to have a Green Building

by Michael Richmond

How much does it cost to become a Green office or Green Building? One of the challenges is that businesses have been encouraged to “Go Green,” but they have not been told what Green represents unless you consider a rambling list of environmental and ecological changes an answer. In truth, it seems that the concept of a Green building has been hijacked and taken to every extreme possible.

The foundation for a Green building comes down to the improvement of the health concerns of the building regarding the people that work there. It is admittedly helpful to change the light bulbs, reduce energy consumption, conserve fresh water, and recycle the trash. However, the best place to start a Green office is in the janitorial duties.

There are three factors in a janitorial Green building. The first factor is what we call the Green Agenda. This is where the decision-makers establish polices. The second factor is to make sure that Green products are used, and the third factor is to require the janitorial service for your building be trained and certified.

The impact of a Green building is the improvement of the health factor for those who do the cleaning and those who put their eight hours in every day. Studies should that there are acute and chronic influences based on the cleaning of the building. This reflects in the cost of manpower and the loss of profitability through absenteeism, lost productivity, and increased medical costs.

Green practices by the janitorial service are equally as important as the Green products. As an example, the use of microfiber products reduce chemical use. They also decrease the bacteria and dust moved around the building during cleaning. Newer sanitizing processes must change the old “Spray and Wipe” routine and provide for a “Dwell Time” of the product. The spread of disease is greatly reduced when there is change of cleaning tools and methods. It is never enough to add a Green product into the janitor cart and declare the whole service Green.

It is encourages that companies require a “Green Practices Clause” in the bid or quote process for your building. Rather than employ old janitorial services, give preferential treatment to janitorial services that offers Green products and that boasts a Green trained and certified workforce. It makes absolute sense that the worker is equally as essential to the Green process as the tools of the operation. We all know that a set of tools does not make a typical man into an expert mechanic. How can we assume that a bottle of Green cleanser makes a service Green as well?

Find a Green Clean Institute Certified janitorial firm in your area or require that those hoping to service your building are Green Clean Institute Certified. Your employees will be healthier, your costs will go down, and you may even qualify for the Green Clean Institute Certified Green Building.

Perfect Mother’s Day Gifts

by Ramaratan

Mother’s day is almost here and I urge you to start thinking about unique gift ideas for your mom. I know many people that join the birth day gift for mom with the mother’s day gift. Don’t do it. She deserves the two gifts. And you could always find a gift to buy her.

After all, she is a woman there is only one day each year when we can really thank our mother for all the effort and love she has given to us. Let’s do it right. Let’s give her the perfect gifts for mother’s day.

My first suggestion would be to put aside for a few moments the tax and gift cost. Try to think your mother wants or what she needs. If you have figured out what your mother would like as a mother’s day gift, decide on your budget and start searching for it.

Start looking for the best gift as early as possible. This way, you will be able to make a comprehensive market research and buy the best gift at the best price. Nobody knows your mother better than you. For example, my mother loves everything related to cats. She has a huge cat collection of cat’s statues and I get her a new one each year I admit cat lover gifts are easy to find.

Survival Tips for Home Based Business

by Thomas Griffin

You may be in Mail Order, Direct Mail, or you may be a local merchant with 150 employees; whichever, however or whatever—you’ve got to know how to keep your business alive during economic recessions. Anytime the cash flow in a business, large or small, starts to tighten up, the money management of that business has to be run as a “tight ship.”

Some of the things you can do include protecting yourself from expenditures made on sudden impulse. We’ve all bought merchandise or services we really didn’t need simply because we were in the mood, or perhaps in response to the

flamboyancy of the advertising or the persuasiveness of the salesperson. Then we sort of “wake up” a couple of days later and find that we’ve committed hundreds of dollars of business funds for an item or service that’s not essential to the success of our own business, when really pressing items had been waiting for those dollars.

If you are incorporated, you can eliminate these “impulse purchases” by including in your by-laws a clause that states: “All purchasing decisions over (a certain amount) are contingent upon approval by the board of directors.” This will force you to consider any “impulse purchases” of considerable cost, and may even be a reminder in the case of smaller purchases.

If your business is a partnership, you can state, when faced with a buying decision, that all purchases are contingent upon the approval of a third party. In reality, the third party can be your partner, one of your department heads, or even one of your suppliers.

If your business is a sole proprietorship, you don’t have much to worry about really, because as an individual you have three days to think about your purchase, and then to nullify that purchase if you think you don’t really need it or can’t afford it.

While you may think you cannot afford it, be sure that you don’t “short-change” yourself on professional services. This would apply especially during a time of emergency. Anytime you commit yourself and move ahead without completely investigating all the angles, and preparing yourself for all the contingencies that may arise, you’re skating on thin ice. Regardless of the costs involved, it always pays off in the long run to seek out the advice of experienced professionals before embarking on a plan that could ruin you.

As an example, an experienced business consultant can fill you in on the 1244 stock advantages. Getting eligibility for the 1244 stock category is a very simple process, but one with tremendous benefits to your business.

The 1244 stock encourages investors to put equity capital into your business because in the event of a loss, amounts up to the entire sum of the investment can be written off in the current year. Without the “1244” classification, any losses would have to be spread over several years, and this, of course, would greatly lessen the attractiveness of your company’s stock. Any business owner who has not filed the 1244 corporation has in effect cut himself off from 90 percent of his prospective investors.

Particularly when sales are down, you must be “hard-nosed” with people trying to sell you luxuries for your business. When business is booming, you undoubtedly will allow sales people to show you new models of equipment or a new line of supplies; but when your business is down, skip the entertaining frills and concentrate on the basics. Great care must be taken however, to maintain courtesy and allow these sellers to consider you a friend and call back at another time.

Your company’s books should reflect your way of thinking, and whoever maintains them should generate information according to your policies. Thus, you should hire an outside accountant or accounting firm to figure your return on your investment, as well as the turnover on your accounts receivable and inventory. Such an audit or survey should focus in depth on any or every item within the financial statement that merits special attention. In this way, you’ll probably uncover any potential financial problems before they become readily apparent, and certainly before they could get out of hand.

Many small companies set up advisory boards of outside professional people. These are sometimes known as Power Circles, and once in place, the business always benefits, especially in times of short operating capital. Such an advisory board or power circle should include an attorney, a certified public accountant, civic club leaders, owners or managers of businesses similar to yours, and retired executives. Setting up such an advisory board of directors is really quite easy, because most people you ask will be honored to serve.

Once your board is set up, you should meet once a month and present material for review. Each meeting should be a discussion of your business problems and an input from your advisors relative to possible solutions. These members of your board of advisors should offer you advice as well as alternatives, and provide you with objectivity. No formal decisions need to be made either at your board meeting, or as a result of them, but you should be able to gain a great deal from the suggestions you hear.

You will find that most of your customers have the money to pay at least some of what they owe you immediately. To keep them current, and the number of accounts receivable in your files to a minimum, you should call them on the phone and ask for some kind of explanation why they’re falling behind. If you develop such a habit as part of your operating procedure, you’ll find your invoices will magically be drawn to the front of their piles of bills to pay. While you should maintain a courteous attitude, don’t be hesitant, or too much of a “nice guy” when it comes to collecting money.

Something else that’s a very good business practice, but which few business owners do is to methodically build a credit rating with their local banks. Particularly when you have good cash flow, you should borrow $100 to $1,000 from your banks every 90 days or so. Simply borrow the money, and place it in an interest bearing account, and then pay it all back at least a month or so before it’s due. By doing this, you will increase the borrowing power of your signature, and strengthen your ability to obtain needed financing on short notice. This is a kind of business leverage that will be of great value to you if or whenever your cash position becomes less favorable.

By all means, join your industry’s local and national trade associations. Most of these organizations have a wealth of information available on everything from details on your competitors to average industry sales figures, new products, services, and trends.

If you are given a membership certificate or wall plaque, you should display these conspicuously on your office wall. Customers like to see such “seals of approval” and feel additional confidence in your business when they see them.

Still another thing often overlooked: If at all possible, you should have your spouse work in the business with you for at least three or four weeks per year. The important thing is that if for any reason you are not available to run the business, your spouse will be familiar with certain people and situations about your business. These people should include your attorney, accountant, any consultants or advisors, creditors and your major suppliers. The long-term advantages of having your spouse work four weeks per year in your business with you will greatly outweigh the short-term inconvenience. Many couples share responsibility and time entirely, which is in most cases even more desirable.

Whenever you can, and as often as you need it, take advantage of whatever free business counseling is available. The Small Business Administration published many excellent booklets, checklist and brochures on quite a large variety of businesses. These publications are available through the U.S. Government printing office. Most local universities and many private organizations hold seminars at minimal cost, and often without charge. You should also take advantage of the services offered by your bank and local library.

The important thing about running a small business is to know the direction in which you’re heading; to know on a day-to-day basis your progress in that very direction; to be aware of what your competitors are doing and to practice good money management at all times. All this will prepare you to recognize potential problems before they arise.

In order to survive with a small business, regardless of the economic climate, it is essential to surround yourself with smart people, and practice sound business management at all times.

Why Hire A Designer?

by Kim and Charles Petty

A lot of online business owners start with no money. They have to do everything themselves — the preparation of a product, the development of a marketing strategy, the actual building of a website to cater to their product’s marketing needs. As their business expands over time, they will find that their simple “homemade” site might not be enough to cover everything, and they will have to take a day or two away to simply dedicate that to the website expansion.

Sounds familiar? Chances are, you’re someone who started everything with no money too, so you’re pretty skeptical when it comes to giving away your money in exchange for something that you could have done yourself. However, there is a lot more to hiring a designer than just finishing up a job that you don’t want to do.

When you hire a web designer to do your job for you, you are doing more than just handing over the “dirty job” to someone else. In fact, by paying a little money, you can let the designer worry about the little annoyances that always evade the main picture and only come haunting when you’re halfway through the job. That way, you will be more focused and have more time to spend on your actual business strategy.

On the other hand, the designers you hire a professionals so they are good at what they do. By outsourcing your web design jobs to them, you won’t have to worry when problems surface because you can always get them to fix it for you. Again, they will be able to pin point the problem and fix it faster than you probably will be able to.

Also, the work you pay for will turn out more professional than what you can achieve because the designers have been doing it longer than you have. After all, they do it for a living so they have to be good!

So, remember to not just work your business, but grow your business too!

The Process of Writing

by Jessica R Hartley

Having been sold on the dream of the paperless office many breathed a sigh of relief that they would no longer be required to write. What they hadn’t bargained for was the need for written content in emails and web sites. Even if we ignore the internet there are still many times when a written communication is more appropriate than any other format. Being willing and able to write is, in my view, essential.

When we first get into a car to learn to drive, everything is alien and difficult. Yet, within a very short time we find ourselves driving without conscious thought. Learning to write is a similar process – it is something that needs to be practised.

Writing is simply the process of capturing your thoughts on paper or computer screen. Instead of letting your thoughts escape into the ether, writing them down is the process of lassoing them and keeping them for future use. What is more difficult is capturing the thoughts worthy of recording from the countless notions that pass through our overstimulated minds on a moment by moment basis. I guess this could be described as sorting the wheat from the chaff.

You could probably get as many different definitions of good writing as the number of people you ask. However, a general standard would surely be text that is easy to understand that successfully transmits the intended message.

I know a number of writers who are so keen to start the writing process they skip the planning and preparation stage which, almost without exception, makes their job much harder in the long run. Having said that, it is important to get on with the process of writing and not get so bogged down in the thinking, research and planning that the piece never quite makes it on to paper.

It is because all writers have their own distinctive style that as a species we are blessed with such a rich literary background. New writers are sometimes tempted to emulate the style of a successful writer and whilst I can understand this, I would encourage everyone to have confidence in their own uniqueness.

For me it’s important that whatever I read causes me to pause and think. I don’t want to be bored. I don’t want to find myself speed reading and scanning pages. I want to enter the mind of the writer and learn something new or be offered the opportunity to look at things in a different way. That is the essence of good writing.

It saddens me when I come across web content in particular which is there for the sake of being there. It provides nothing. No interest, no entertainment and certainly no value. It leaves me feeling cheated and breaks trust with the author.

Whilst some fear writing and think it is difficult, it’s a piece of cake compared to editing.

Editing is the fine work that improves a piece of writing. If writing is the preparation with course sandpaper, editing is the finishing with a finer grade – polishes up a mediocre piece of prose and turns it into an heirloom.

As a lifelong reader and writer I so want to see others enjoy writing. At the very least I would like to remove the fear so many seem to hold about the process of writing. My wish for you is that you find some inspiration here that encourages you to pick up your pen once again. Write for the sheer fun of it. Write simply because you can.

How to Boost Your Business with an eBay Store

by FunCareers Staff

Setting up an eBay business is a very easy process, which makes it one of the easiest businesses to get into. If you have an eBay account and a Paypal account, all you need to do is start setting up listings and selling your products. It is also beneficial to take pictures of the products you are selling. Once your products grow in popularity, you will find that it is very easy to sell your products on eBay. As your business becomes more profitable, you can then roll your profits into making more listings. After you start making multiple listings, however, you might want to consider starting up an eBay store.

Once you have started making more than $100 per month on eBay, you are probably ready to open up an eBay store. It will only cost you $15.95 per month to open up a store, but you will receive a number of benefits that will help you increase your sales. The $15.95 membership will help you receive basic features provided through eBay, but you can expand your business and receive more benefits by moving up to a higher category.

The basic package still offers many benefits, however, such as providing you with a store home page. With the store home page, you can receive an unlimited number of pages on which you can list your products.

As you go up through the levels, you will get more benefits. One of these benefits is being able to customize your pages, and you get more pages at higher levels. At the higher level, you get Selling Manager Pro, which is an expanded feature rich version of the Selling Manager you get with a basic store.

After you open an eBay store, your store will gain exposure by being occasionally listed in the “Shop eBay Stores” section. With the basic setup, your store won’t be exposed in this way but you will still gain some exposure. Once you move to higher levels, however, you will receive more exposure. You will also be able to use tools such as traffic reporting and advanced market research. Therefore, if you intend to sell products on eBay in order to make some extra cash, opening up an eBay store is a good idea.

I heard you coming and called the Police

by Scott Chalmers

Security in the home is at risk especially during hotter days when people become more careless. In fact it is surprising how careless people are when it comes to home security. People still leave spare keys under the mat, above the doorframe or even under a plant pot next to the front door. Leaving a key outside your door like this is highly irresponsible and may even in some cases invalidate any insurance cover you think you have.

It’s hot so you open a few windows but make sure you close them before you go out. Even if you have a burglar alarm system a thief can be in and out before the police get there. You also raise the chances of a false alarm if there is a gust of wind that moves a curtain, which is detected by an internal motion sensor.

Make sure you don’t leave valuable garden furniture and equipment in plain sight for people to easily see. Try and be discreet and place it behind a wall or plants so it is not easily seen. You should always remove any gardening tools as they can be used to break in to your home.

For simplicity and as a cheap solution a door entry system offers a quick way to protect your home. There are two types of door alarm, one is attached to the door with a small sensor at each side. Every time the door is opened the alarm goes off so you know someone has come in. The other option is a small battery operated motion sensor alarm, which can be placed above or aimed at the door.

The small battery operated alarm with the sensor is more flexible and can be moved around the home, you can put it next to patio doors or in the hallway. You can also position it so that young children can get in and out the kitchen for drinks but if they ventured further into your home the alarm would go off.

You can quickly and easily set up a mini motion sensor alarm and as it is battery operated there is no wires or need to find an electrical socket. Normally these alarms come with two settings including a simple chime so that you know someone has passed or a continuous alarm sound to warn you.

Another great use for these mini motion sensor alarms is on vacation to protect your personal safety whilst you are asleep. The last thing you want is to be woken by an intruder standing above you.

Don’t give a thief a chance, remember most crime is of an opportunistic type and if you don’t give them the opportunity then you are less likely to be a victim. Crime prevention is the best option so contact your local police department for further advice.

4 Ways To Start A Home Based Business Easily

by Thomas Griffin

So many people these days are keen to start a home based internet business to either earn a second income or to start a business as something to fall back on in the event of them losing their jobs. Knowing just how to get started seems to be the problem for many.

Those looking for guidance on how to start a home based internet business ask many and varied questions, such as: How do I actually get started? What do I need? What are the basic requirements? Where should I look? What should I search for?

This article discusses three important basic requirements for starting a home based internet business.

1. Your Own Website and Domain Name When considering starting a home based internet business it is really important that you register your own domain name and get your own website. Did I hear you say why? Because that is the only way you will have total control over your own internet business.

You need to be in a position where you can choose the design of your website, choose what programs or services you want to promote, optimize your site with your chosen keywords for the search engines and are free to make any changes to your website.

A good reliable hosting company is the first thing to look for, so here are some important features to look out for:

* It is not advisable to go for the cheapest hosting company you can find. * Find out how long they have been in business and if they have a good track record. * Establish if they are offering you enough space to allow for the growth of your business in the future. * Is the support good, quick and friendly? * If you have any special requirements be sure to check out the features offered.

As a domain name gives you your own unique home on the internet do spend time thinking about it before registering it. Use words that relate to the theme of your internet business and keep it short so it is easy to remember.

2. An Autoresponder is your Silent Salesman

An autoresponder works for you 24/7. As you will have worked hard at driving targeted traffic to your website, you need to have a way to be able to communicate with your website visitors in the future. By offering your visitors the opportunity to subscribe to your free newsletter that will be delivered automatically by your autoresponder, will be the way to capture their email addresses and build your opt-in list.

Therefore a reliable autoresponder is important. It is a good idea that your subscribers are required to confirm their subscription to your newsletter by clicking on a confirmation link as this will help protect you from spam complaints.

When searching for an autoresponder here are some important features to look out for:

* You need instant reliable delivery * Unlimited message length * Unlimited message changes * Powerful personalization features * Smart tracking features * A password protected online control panel * A built-in anti-spam filter * Database access to manage your subscribers * Powerful mailing list management features * Automatic cleaning of your mailing list with hard bounces being removed automatically * Support by email, phone and a forum.

3. Products You need to have high quality, in demand products to sell on your website. You could consider starting off by joining reputable free affiliate programs and sell other people’s products for a profit just by placing adverts, banners and links on your website.

Do a search for affiliate programs that pay generous commissions for top quality products that are in high demand. Simply by providing the link to the product from your site, you will earn a generous commission every time a sale is made.

4. Finding what you need You may be wondering how to find these basic requirements for starting a home based internet business now that you know what you need,

It really is not difficult you just need to have time to do the research. Start off by doing a search on your favorite search engine using words such as:

* Web hosting * Domain names * Autoresponders * Affiliate Programs

Go the first page of the results returned to you and look at each company to see if they offer what you looking for and make a note of those that interest you so that you can return to them later on.

Go through your short list and investigate them more thoroughly. Search on the internet for forums related to each topic and ask questions about the companies and programs you have an interest in. This way you will get good feedback on how the companies perform from those that have actually had experience with them.

You should now be in a position to make a final choice from your short list of the hosting company you plan to use, where to register the domain name you have chosen the autoresponder to install and the products you have chosen to market and you are ready to build a website and start a home based internet business.

by Renier van Heerden

An SEO content writer writes the contents of the page in a web in such a manner that it will look very convincing to the search engine.
